Lease Policies

  • RENTAL REQUIREMENTS:

    • Applicants’ combined gross (pre-tax) household monthly income is at least three (3) times the monthly rent. (Subsidized applicants required to have monthly gross household income of 2 times the rent)


    • Required minimum deposit is equivalent to one month’s rent. If applicant has little or no rental history, additional deposit may be required.


    • Pet Fee - one-time non-refundable fee of $150 per pet. 


    • Applicant must have ability to pay rent in full by the 1st of each month, for that month. 


    • Applicant has no evictions, negative rental references, or collections related to housing within the past five years.


    • No applicant has been convicted of any violent felonies, felonies involving crimes against people or properties, or felonies involving drug distribution or manufacturing.


    • Applicant must have access to the internet (via cell phone, computer, etc.) and have the ability to easily send & receive email as needed for required communications. 


  • PAYMENT POLICY:

    • Rent is always due on the 1st 


    • Rent is considered late on the 2nd 


    • If rent (and any charges/fees due) are not paid in full by the 5th, a $35 late fee will be assessed and added to your balance due.


    • If rent (and any charges/fees due) is not paid in full by the 15th, delinquency (“Pay or Quit”) letters will be sent.

    The preferred, quick and most accurate payment method is online, via the tenant portal which can be found on our website.


    You can pay by credit / debit card or ACH (eCheck) using a checking or savings account.  The eCheck option is FREE, there is a small fee charged to use a credit or debit card.

    In Person


    Pay in person at our office, Mon - Fri 8 am to 4:00 pm. Our dropbox can also be accessed until 6 pm.  It is located outside our office doors.  


  • PET POLICY:

    Resident(s) is to be fully responsible for any damage to property of Owner or of others that may result from the maintenance of the pet.  Resident(s) agrees to:


    • Pets must be kept on-leash at all times while on property outside your unit.  NEVER leave your pet outside unattended.
    • Pets must be secured for all required maintenance inspections, repairs and pest control as needed.
    • Pick up all pet excrement in & around the yard & grounds ($45 per removal if feces are not picked up)
    • Keep the litter box clean on regular basis and do not allow litter to spread on floors or carpeting.
    • Keep pet waste from damaging grass on property ($200-$300 fine to repair damaged areas)
    • Keep dog from barking excessively.
    • Keep dog from scratching at doors. It is not uncommon for a dog to scratch at (sometimes THROUGH) doors when moved into a new home.  It is strongly recommended that dogs be kenneled when left unattended to prevent damage to apartment)
    • Pay for pest infestation services after termination of occupancy, if needed.  

    Owner reserves the right to revoke this consent on three days’ notice to Resident(s), if in the opinion of Owner, the pet has been a nuisance to other residents or has not been maintained according to these rules.  In the event consent is revoked, Resident(s) agrees to permanent removal of pet from premises, and failure to so discontinue shall be a breach of the Rental Agreement.  



    ***Pets must be spayed/neutered and up-to-date on all required vaccinations.  Proof of vaccination must be submitted with application and re-submitted annually at renewals.
